Oil and gas title opinion software that builds Burden and DOI decks straight from the opinion — plus chain of title, tract-level mineral ownership and flowcharts. Run it on your own files for 14 days and judge the result yourself.
No credit card required. Pick your plan at signup, run it on your own documents for 14 days, and decide at the end. Cancel any time.
A lease, a data-room packet, a title opinion — as it exists, no renaming or pre-sorting.
Sorted into document types, packets broken apart, the key land terms pulled out.
Your land professional checks the result and exports to Excel. Nothing is used until a person signs off.
Zero data retention is on by default. Your documents aren’t used to train anything.
Want to keep results? Retention is a setting you turn on — not one you have to go find and turn off.
Every land team asks the same two things before the first upload: can we trust the workflow, and what happens to the documents. Both are reasonable. Here is the plain answer to the second.
On for every account from the moment it’s created. Retaining results is an option you switch on when a workflow calls for it.
Your leases, opinions and packets are processed for your workflow and nothing else. They don’t become training data.
Exportable access and automation logs on every plan, so you can show exactly what was run, by whom and when.
nuEra AI Land Studio has already processed 4M+ documents. Multi-factor authentication, budget controls and usage visibility are standard on every plan — not an upgrade.
Extracted terms are reviewed and confirmed, not typed. Judgment stays with your team — the keying doesn’t.
Any of 160+ provisions on demand, in the words the instrument actually uses — so you’re reviewing the lease, not a paraphrase of it.
Budget controls at the user and automation level, with usage and spend on one dashboard as it happens.
The platform absorbs the repetitive document work. Your team confirms the information before it’s used anywhere — and some of the output checks itself.
Decimals total to unity — the report tells you whether it balances before your analyst has to. Illustrative figures.

A lease isn’t a title opinion. A title opinion isn’t a deed packet. The document changes the question, which is why these were built as separate land workflows rather than one general-purpose search box.
The Title Opinion module reads the whole document and builds the Burden and DOI decks from it — the tracts, the owners, the burdens and the resulting decimals — with each value pointing back to the page it came from.
Your analyst reviews a sourced result instead of working through sixty pages to rebuild it. Priced by opinion length.
Builds Burden and DOI decks from a title opinion, ready for review. Priced by opinion length.
Links every instrument grantor to grantee, in order.
Tract-level ownership decimals that total to unity.
Renders the chain of title as a diagram.
Chain of Title links every instrument grantor to grantee and puts them in sequence. Mineral Ownership Report turns that into tract-level decimals. Flowchart Generator renders the whole chain as a diagram you can hand to someone else.
Three views of the same underlying work, assembled from your source files.

Also included on every plan: Classifier, Data Extractor, Provisions, Document Splitter, Affiliate Module and Custom AI — with Excel export, saved prompts and a home dashboard. The M-Files DMS Loader pushes documents and metadata straight into M-Files on Enterprise. For the wider platform, see the nuEra Solutions land management overview.
Your base fee converts to automation credits, drawn down at per-document rates. Once credits are used, documents bill at those same rates.

Including the definitions, for anyone newer to division order work.
A division order title opinion (DOTO) is an opinion prepared by a title attorney to establish who owns what in a producing unit and in what decimal share. It is the document revenue distribution is built from — the source your division orders and royalty payments ultimately trace back to.
It reads the opinion and turns it into working output: Burden and DOI decks assembled from the tracts, owners and interests set out in the document. Your team reviews and confirms the result. The opinion still governs — the software changes how long it takes to get from a bound opinion to something you can act on.
No, and it isn’t meant to. The attorney renders the opinion and your land professional reviews the output. nuEra handles the transcription and assembly work in between — the part that is mechanical, repetitive and expensive when done by hand.
Chain of title tools generally build a runsheet from county records. This works from the opinion you already have — though Chain of Title, Mineral Ownership Report and Flowchart Generator are included as well, so you can move between the two without leaving the platform.
Zero data retention is on by default. Documents are processed for your workflow and are not used to train anything. Retaining results is a setting you switch on when a workflow calls for it, not one you have to find and switch off.
By opinion length, with a separate rate for opinions over 50 pages, and by plan tier. Your monthly base fee converts to automation credits that draw down at those rates. Budget controls are set at the user and automation level, so spend stays capped where you put the cap.
The fastest way to know whether this fits is to point it at work your team actually has to do this month.
If procurement comes first
Plenty of land teams can’t start a trial until security has signed off. Tell us your volumes and we’ll run the workflow with you — and send the security overview ahead of the call if that’s the blocker.
